Overview

GSI provided commercial glazing for Emmi Midtown, a 31-story, 492,549 SF residential tower at 1405 Spring Street NW in Midtown Atlanta. The building features a distinctive facade whose form references the letters of its name.

The Challenge

Emmi Midtown's identity is written into its skin: the tower's massing and glazing pattern are designed so the facade visually spells out the letters of its own name when viewed from the street. Translating that concept into a buildable, weathertight, code-compliant curtainwall system meant reconciling architectural intent with structural and thermal performance across 31 stories, with little room for the small deviations that would blur the facade's legibility.

Layered on top of the geometry was the reality of a dense, active Midtown Atlanta site: coordinating crane logistics, material staging, and floor-by-floor installation sequencing 31 stories up, on a compressed multifamily development schedule, without disrupting the surrounding streets and neighboring properties.

The Solution

GSI's team carried RJTR's architectural vision from design intent through to a fully engineered, field-installed curtainwall system built to hold that vision at every floor.

01

Engineering & Design

GSI's engineering team translated the facade's distinctive geometric pattern into a buildable curtainwall system, developing framing and glazing layouts that preserved the design's legibility from the street while meeting structural and thermal performance requirements for a 31-story high-rise.

02

Fabrication & Quality

Given the facade's non-repetitive geometry, shop drawings and fabrication tolerances were held tightly from panel to panel, with mock-ups used to confirm sightlines and glass reveals matched the architectural intent before full production began.

03

Installation & Delivery

Working within a dense, active Midtown Atlanta site, GSI sequenced curtainwall installation floor by floor alongside Brasfield & Gorrie's broader construction schedule, delivering the building envelope in step with a fast-moving multifamily development timeline.
